Solicitors Top of the Menu for Expansion of Two Nottingham Restaurants

Fraser Brown Solicitors have helped two of Nottingham’s Award winning restaurants secure historic premises to expand their businesses.

Harts Restaurant in Nottingham has transformed a disused electrical sub-station in Rutland into a bakery to provide fresh baked goods to the restaurant and supply to shops and restaurants across the region. Following the initial success of this venture they have also just opened a shop selling goods from the bakery in Oakham.

Fraser Brown’s Commercial Property team in Bingham arranged the 20 year lease on the unusual bakery property which stands on the private Exton estate, and the lease on the new shop on Gaol Street in Oakham.

Martin Suthers, Commercial Property specialist in the Bingham office said, “The bakery was an unusual proposition given the nature of the property but we were able to negotiate a lease with a rent free period to offset the amount of work that had to be undertaken to make it into a serviceable bakery and retail outlet.”

Tim Hart said; “Fraser Brown were able to complete both of these very diverse property leases quickly and effectively. The bakery is on the land of an old estate so the lease needed careful consideration.  My long standing relationship with Fraser Brown in Bingham meant I was confident that every detail would be covered without any hassle or worry. The lease for the shop in Oakham was very different and had to be turned around very quickly with only 3 weeks between seeing the lease and opening the shop! Fraser Brown pulled out all the stops and both businesses are flourishing.”

Another expanding restaurant is Perkins in Plumtree which opened the Carriage Hall recently as an events venue. Once the old Plumtree station goods shed, the hall has now been converted into a striking and unique function space.

Jon Perkins said, “Luckily we managed to secure the deal for the funding of the renovations at the end of the year, before the banks really started closing in on lending. However there was still a lot of detail to be worked through as the renovation was such a big project and Fraser Brown helped get us through that. We’re delighted with the Carriage Hall, it offers a unique and stunning function venue set in its own grounds and we will be providing the same high quality food and service that our main restaurant is known for.”

Fraser Brown’s Commercial Property team worked with Perkins to secure the funding for the development. Graham Green, Partner at Fraser Brown said, “In the current economic climate banks are still being very cautious about lending which is making it tougher for businesses to access funds. It was important we worked with Perkins to provide a strong business case for the expansion funding. Given the success of the restaurant we were able to secure the funding for all the restoration and renovation works which have transformed the building into a stunning venue.”
