An Energy and Infrastructure Report is a relatively new search available which indicates if the property is likely to be impacted by developments across the UK. These include, but are not restricted to; the High Speed 2 Rail project, areas licensed for on-shore energy exploration or fracking, existing and proposed wind farms, wind turbines and solar farms.
An additional flood report can provide an in-depth report of the risks and threats of flooding to a property, with detailed maps showing the level of risk.
A standard search will reveal information relating to the property you are buying, but a detailed Planning Report will provide more information about residential planning applications made since 1997 within a wide radius of the property. It will also provide details of local facilities, education, mobile phone masts and crime rates in the area.
